Terms of Service

Effective date: October 9, 2026 · Last updated: October 9, 2026 Submitting a reservation request does not guarantee a stay. Your reservation is confirmed only when the owners accept it and you receive the confirmation email. These Terms of Service ("Terms") govern your use of the Amapas 353 direct-booking website at amapas353.com ("the Site"), the Amapas Vacation Rental app in ChatGPT, and our connector in Claude (together, "our Services"), operated by Bradley Robinson ("Owner", "we", "us", or "our"). By requesting a reservation through any of our Services, you agree to these Terms.

1. A Request, Then a Decision

Our Services let you request a stay at Amapas 353, Unit 21, in Puerto Vallarta, Mexico. The owners review each request personally and usually answer within hours. On the Site: when you submit a request, a hold for the full amount is placed on your card; nothing is charged. Your stay is confirmed when the owners accept the request: the hold is then charged and the confirmation email is sent. If the owners cannot honor the dates, the hold is released and nothing is charged. Through ChatGPT or Claude: no card is taken when you send the request. If the owners accept it, we email you a link to add your card on the Site. Your card is charged the total stated in that email when you confirm, and the confirmation email follows. The link works until the date stated in the email; after that, the dates may be released. If the owners cannot honor the dates, nothing is charged.

2. Pricing and Fees

Every price on the Site is the full amount you pay: the nightly rate, the cleaning fee, and Mexican taxes, with no platform or service fee. Prices are in US Dollars (USD). Prices given in ChatGPT or Claude include the same parts: the nightly rate, the cleaning fee, and Mexican taxes, with no platform or service fee. They are calculated separately and can differ from the Site's price for the same dates. For a request made through ChatGPT or Claude, the amount charged is the total stated in the email that asks you to add your card. Taxes included in your total:

• Jalisco State Lodging Tax (ISH): 5%
• Mexico Value Added Tax (IVA): 16%

3. Minimum Stay

The Two Bedroom has a minimum stay of 3 nights and the One Bedroom 3 nights, shown when you choose your dates. Requests for fewer nights cannot be submitted.

4. Cancellation and Refund Policy

100% of prepayments made are refundable when cancellation is made 30 days before arrival or earlier. 75% of prepayments made are refundable when cancellation is made 14 days before arrival or earlier. 50% of prepayments made are refundable when cancellation is made 7 days before arrival or earlier. Cancellations made after this period are non-refundable. The policy in force when you book is also stated at checkout, on your confirmation email, and on the FAQ. Refunds are made to the card you paid with and take five to ten business days to appear.

5. Security Deposit

Where a security deposit applies, it is stated before you pay: $300, held on your card on the day you check out, not charged, and released 3 days later unless damage has to be put right.

6. Guest Responsibilities

By submitting a request, you confirm that:

• The information you provide is accurate and complete
• You are at least 18 years of age
• You will follow the house rules, the building's rules, and local laws during your stay
• The number of guests will not exceed the maximum stated for the configuration you booked

7. Property Rules

Amapas 353 is an adults-only rental (guests 18 and over). House rules, check-in and check-out times, and access instructions are sent before arrival. Violations may result in the end of your stay without refund.

8. Accuracy of Information

We make reasonable efforts to keep descriptions, photographs, availability, and prices current across our Services, but we do not warrant that everything is complete or accurate at every moment. Photographs are representative. Answers written by ChatGPT or Claude are produced by those assistants, not by us; the dates, prices, and details our app or connector returns are the information we stand behind.

9. Limitation of Liability

To the fullest extent permitted by law, Bradley Robinson is not liable for indirect, incidental, special, or consequential damages arising from your use of our Services, including travel costs incurred in reliance on a request that was not confirmed. Our total liability shall not exceed the amount you paid for the stay in question.

10. Indemnification

You agree to indemnify and hold harmless Bradley Robinson from any claims, damages, or expenses (including legal fees) arising from your misuse of our Services, breach of these Terms, or violation of any applicable law.

11. Governing Law

These Terms are governed by the laws of the State of California, USA, without regard to conflict-of-law principles. Any dispute arising under these Terms shall be resolved in the courts of San Francisco County, California.

12. Changes to These Terms

We may update these Terms at any time. Changes are posted on this page with a new effective date. A stay is governed by the Terms in force when it was confirmed.
